When Accuracy Matters
There are four ways to price a home, I only focus on the two most effective and accurate methods – this is to complete a detailed analysis of the comparable sales in your area, and complete a full replacement cost.
For the years of 2012-2014 I had an accuracy rate of 5% +/- for the properties that I appraised and sold. Most were within my appraisal range or higher, with just 2 properties being more than 3% below my appraisal price. Sometimes the market does surprise us, but with this historical accuracy rest assured you can trust in my appraisal price.
When you receive a value assessment from me you can expect a detailed multiple page report. This is just like what you could expect from a Registered Valuer, who would normally charges in the order of $500 – $700.00 for this service.
As your Agent I will endeavour to confidently explain to you how we have established the value of your home, just like I would with a buyer who may be confused on value, or in the final stages of negotiations.
